-The property was set back on a generous plot of land
-The scheme did not appear to impact the amenity of the area
- The applicant had been granted permission for an identical first floor extension in 2020 which had since expired
-There were no objections to the application
-The Committee sought clarification on whether the current application encompassed all elements of the previously approved proposal. The Planning Officer confirmed that the only new element in this application was the addition of a 2.5-metre single-storey rear extension, to the rear of the existing extension
